RESIDENTIAL LOTS - ARCHITECTURAL STANDARDS
HOUSE SIZE
All homes must comply with the following standards which are calculated above grade:
Minimum House Sizes:
· Bungalow 1,000 Sq. Ft.
· Split Level 1,000 Sq. Ft. on top 2 levels
· Bi-Level 1,000 Sq. Ft.
· 1 ½ Story 1,300 Sq. Ft. - 800 s.f. on main floor
· 2 Story 1,300 Sq. Ft. - 800 s.f. min on main floor
All homes must occupy a minimum of 65% of the lot frontage (excluding the garage) at the building setback.
No modular or mobile homes shall be parked or moved on to the Lands.
No unregistered or non-operative motor vehicles shall be parked outside on any Lot.
EXTERIOR FINISHES
The allowed exterior siding finishes shall be one of the following:
· Aluminum or Vinyl Siding.
· California Stucco with appropriate accents.
· Brick or Stone.
· Cedar Siding
It is mandatory that the predominant cladding material on the front elevation be carried right around the house.
No false fronts.
In addition to the above, each new home must incorporate the items listed below into the design of the home:
A minimum of 5% brick, stone, tile, on all corner elevations of the front of the house to be returned a minimum of 24” around corners (3’ high minimum) or a minimum of 5% shutters, scallops, or build out detailing.
Appropriate stucco accents (i.e. buildouts or detail) can be used on stucco elevations, rather than brick, stone or tile.
Careful attention to detailing and the elements of the design will be encouraged to give a more personal appearance to each of the units.
ROOF LINES
The allowed roofing material shall be asphalt shingles, cedar shakes, concrete or claytiles (muted shades only).
Roof slopes are to be a minimum of 5 ft. of rise for each 12 ft. of run.
A maximum ½ story spread or appropriate roof line transition between houses. Minimum 18” overhangs.
CHIMNEYS and FLUES
All chimneys and flues on the front or side elevations must be boxed in and capped in a material consistent with the exterior finish.
REPETITION
Houses with similar or identical elevations may not be repeated more often then every third house on either side of the street. To be different means that there is a significant change in features such as location of windows, doors and finish materials. The siding and trim colours on adjacent homes are to be different.
GARAGES and DRIVEWAYS
A 5.80 metre wide attached front garage is the minimum required. Driveways and garages are to be located in conformance with the driveway location plan.
Driveways and front walks are to be constructed of the same material (Poured in place concrete, Cobblestone, Interlocking Brick or Asphalt).
Garage pad elevations at the overhead door should be maintained in accordance with elevations shown on the plot plan.
Driveways poured larger than the width of the garage shall be constructed in a manner that does not hinder surface drainage and constructed of the same material as the rest of the driveway.
All sidewalks should be constructed of either concrete, asphalt, cobblestone or interlocking brick.
LOT GRADING
All drainage from roof leaders and foundation drain pump-outs is to be directed to the front of the lot. Lot grading is to adhere to the approved subdivision grading plan.
In order to ensure that the proposed final grades of each house does not adversely affect an adjacent house, Wembley Developments Ltd. reserves the right to conduct an inspection; and if, in their sole opinion, adjustments to the final grade are necessary for the mutual benefit of adjacent houses any and all costs with making the necessary adjustments are the sole responsibility of the builder and/or owner.
LANDSCAPING
Landscaping of at least the front yard is to be completed within one year.
Landscaping is to include sodding or seeding to the curb with the minimum of one tree planted in the front yard.
The minimum size of any tree in the front yard shall be 2” Caliper deciduous and 6’ tall for coniferous.
FENCING
The custom project fencing that has been constructed by Wembley Developments Ltd. shall not be removed or changed from the original design or color. The owner of the lot owns this fence. The fences bordering onto roads, u-lots or MR lots are the responsibility of the owner for maintaining the stain of the fence on both sides, and the owner of the lots shall maintain in good structural condition that portion of the fence. In the event of replacement, such fence shall be rebuilt to its original design and color by the owner.
Any fence erected on the lands shall be no more than six (6) feet in height.
Should they decide to build a fence, owners will be required to build uniform wood fences according to the specifications set out in Appendix B or white chain link fence.
No fence shall protrude or be constructed closer to the adjacent roadway than the front projection of the house living area on the house side and the front projection of the garage on the garage side of the dwelling.
TELEVISION SATELLITE DISHES
No satellite dishes shall be larger than thirty-six (36) inches in diameter.
AUXILIARY BUILDINGS
Auxiliary buildings shall be of the same finish as the dwelling and shall not be larger than ten (10) feet X ten (10) feet and shall not be higher than eight (8) feet.
PERMITTED SIGNAGE DURING CONSTRUCTION
Project identification signs by contractors or private builders only, upon the approval of Wembley Developments Ltd.
APPROVAL PROCESS
An application must be submitted in duplicate to our engineers as follows:
· Completed and signed application form.
· A complete set of plans and elevations.
· A copy of plot plan with elevations prepared by our engineers
All stakeouts are to be completed by our surveyors/engineers who will ensure that no construction will commence until approval is given.
